Prepping the garage door for varnishing. This was done 3 years ago and the sun has baked and cracked the wood so the cracks need filling again. Owning a property is just a continuous task of maintenance.
Owning a property means you always have some sort of work that needs doing and it never seems to end. The pool entertainment area is a little misleading as this building is roughly the same size as the house. I have not done much work with this and now is the time to get this done. I knew this was a money pit but this should provide and guarantee a large payday when completed.
There are so many projects that need to be tackled it made sense to get this area done first before we tackle the kitchen, bathrooms and lounge plus the garden and new decking. The garden is a big job as I would like to level this out. These items will be costly especially levelling the garden which will include trucking in of materials to make this happen including a retaining wall made entirely of gabions. This is all being done with an eye on maximizing the returns when we sell the property in a couple of years. This has to be a wow property hopefully with multiple offers over asking price.
A few years ago we had storm damage inflicted on the entertainment area with a roof leak that bought down an internal ceiling. This was in the what will become the new gym room and needs to be gutted completely. First up is the jacuzzi room which is like an internal atrium that had a tree growing inside and that was removed today. The jacuzzi will be moved out and the entire space waterproofed and modernised.
One can clearly see the remainder of the tree stump in the corner. I need to test the jacuzzi motor as this is worth keeping and swapping out with the current pool motor.
The bath room needs to be gutted and completely redone with new plumbing as the current shower plumbing for some reason flows down the drive way. This building was never done with planning permission and when we bought the property I made sure the plans were submitted making it legal.
The atrium roof is still solid and just needs a good clean up with superficial damage that can be sorted without costing too much.
The idea is to make this a blanc canvas for the new owners offering them either a 3/4 bedroom cottage or a massive home entertainment area. The gym area directly behind the double garage could be a cinema room or a business office with up to 10 desks so there is real value here. I do not need the space so I have never tackled this project up till now besides having the roof fixed after the storm.
Next week my electrician is back on site and this time he will get our electric fence up to the new regulations. We rarely have any crime in our protected zone so I have never really worried if the fence is working or not and now it will be redone and up to spec.
Lots of little projects before we tackle the main course which will most likely commence early next year. The swimming pool is one project that scares me the most as we need jack hammers to remove rocks and fake rocks and is a really big job. This may be done professionally depending on the cost and budgets. I think I have been putting certain jobs off because I know how costly this is all going to be and this needs to get done.
