Hello to everyone at Hive. The truth is that certain unforeseen events occur in homes, in this case a water leak from a pipe that simply broke.

Random events such as earthquakes can shake the joints where the pipes are anchored, causing them to come loose and flood the place. Or when the municipality performs maintenance on the drinking water supply and cuts off the flow, but when it is restored, the air pressure inside the water return violently shakes the pipes internally and ruins them.

Muy buenas a la gente de Hive, la verdad ciertos imprevistos ocurren en las viviendas, en este caso una fuga de agua por tubería que simplemente se daño.

Cosas aleatorias como sismos que sacudan las uniones donde van ancladas las tuberías pueden despegar estas y hacer inundaciones, o pues cuando el municipio hace mantenimiento al suministro de agua potable y corta el flujo, pero al reestablecerlo la presión del aire dentro del retorno del agua sacude violentamente las tuberias de forma interna y las arruina.

It should be noted that regardless of whether the fault lies with a natural earthquake or municipal negligence, the damage has already been done.

The people most affected are obviously the tenants on the first floor of the building, since the damage occurred on the second floor, but the leak is heading towards their ceiling due to the natural flow of water caused by gravity.

Cabe decir que independientemente del fallo sea sismo natural o negligencia del municipio el daño esta hecho.

La persona mas afectada es obviamente los inquilinos del primer piso de la vivienda, ya que el daño ocurrió en el segundo piso, pero la fuga va es hacia su techo por el flujo natural de la gravedad.

In this type of repair, the affected wall must be completely scraped, removing the affected section, and the surface must be left to dry naturally, i.e., allowed to dry... (and this process can take 15 days or more), as there is no point in filling with stucco and painting if what you repair is going to become stained (either by yellowing the new white paint or producing mold because the wall is still damp).

En este tipo de reparaciones, la pared afectada debe ser raspada a totalidad eliminando la sección afectada, sumado a que hay que dejar esta superficie se exponga a un secado natural, es decir dejar que se seque...(y este proceso puede tomar 15 dias o mas), pues no tiene sentido resanar con estuco y pintar, si lo que tu repares se va a manchar (bien sea amarilleando la pintura blanca nueva puesta, o produciendo moho, porque la pared aun esta húmeda). 

Finding the pipe on the second floor is sometimes not an easy task, because if you don't have the floor plans for the house, you have to start guessing where the broken pipe is.

On the first floor, there is ceramic tile, cement, and natural soil, but on the second floor, the floor is on a solid concrete slab...so the pipe may be in the middle of the hallway, but the water leak may travel inside the ceramic tile and pool in a corner.

That said, sometimes it's not obvious, I'm just saying in case it happens to you, but in this case, by following the path of the moisture and taking measurements of the ceiling and then comparing them with the measurements of the second-floor floor, the pipe joint was found on the first try.

En el Segundo piso encontrar la tubería a veces no es una mision facil, ya que si no cuentas con los planos de la vivienda , pues debes de empezar a adivinar por donde esta la tubería rota.

En un primer piso hay cerámica, cemento y tierra natural, pero en un segundo nivel de vivienda, el suelo esta sobre una placa de concreto solido...asi que puede que la tuberia este a mitad del pasillo, pero se desplace la fuga de agua por dentro de la ceramica interna y se empoce el agua contra un rincón.

Dicho esto a veces no es evidente, lo digo por si te pasa a ti, pero en este caso con seguir la ruta de la humedad y tomar medidas del  techo y tras  compararlas con las medidas del suelo del segundo piso, se encontró a la primera la dicha union de tubería.

Repairs in these cases require extreme care. Some plumbers simply put the pipe in place, glue it, quickly cover it with cement, and replace the tile (since they make a living doing quick fixes and charging for them), which I do not recommend, as the work is poorly done and tiny leaks can occur if it is not carefully supervised.

La reparación en estos casos es de sumo cuidado, algunos plomeros solo ponen el tubo lo pegan y tapan rapido con cemento y vuelven a colocar la ceramica,(pues viven de hacer remiendos rápidos y cobrar), cosa que no recomiendo, pues las cosas quedan muy mal hechas con fugas minúsculas si no se supervisa con atención 

In this case, all the wet soil was removed from the floor surface, it was left to dry, the dust was swept up, and after the repair, notebook sheets were placed as a precaution at the points where the joints are.

The procedure is to let everything dry without turning on the water supply for one night, then open all the water taps, sinks, showers, and dishwashers so that when the pressure gradually increases, the pipes do not shake.

The notebook pages are used to detect any micro-leaks in the joints. This process is left for a day or two with the repaired pipe exposed. If you notice that the paper is wrinkled or damp, the repair was not successful and the process must be repeated, but if the paper did not get damp during those days, you can cover the pipe.

En este caso, la superficie del suelo se le retiro toda la tierra mojada, se espero a que se secara, se barrio el polvo, y luego de la reparación, se coloco por precaución hojas de cuaderno en aquellos puntos donde las uniones están.

La mecanica es dejar secar todo sin poner el suministro de agua por una noche, luego abrir todas las llaves de agua como grifos, lavamanos, regaderas, lavaplatos, para que al ingresar gradualmente la presión, las tuberias no se sacudan.

Y pues las hojas de cuaderno, sirven para delatar si hay micro fugas en las uniones. este proceso se deja por un dia o dos con la tuberia reparada expuesta, si notas que el papel se arrugo o esta humedo, la reparacion no fue exitosa y hay que repetir el proceso, pero si en esos dias el papel no sufrió humedad, ya puedes tapar la tuberia.

Styrofoam cutouts were placed on the sides of the tubes so that when cement is poured, it does not stick like tartar and cause problems later when checking them.

In addition, the mixture will contain more sand than cement so that it does not become a solid block of unbreakable concrete after drying.

I know the precautions are excessive, but I will explain why later.

Se colocaron recortes de icopor a los laterales de los tubos, para cuando se vierta cemento, este no se pegue como sarro y sea un problema luego revisarlos.

A demás la mescla de sera mas de arena que cemento, para que no sea un bloque solido de concreto irrompible luego de secarse.

Se que las precauciones son excesivas, pero ya explicare el porque mas adelante.

When it comes to ceramics, it's really difficult to find these models because they are old tiles, so the solution was to photograph one of these tiles and have them made in a specific place to imitate the design patterns.

It should be noted that these are brand new tiles with an antique look, and the idea is that they don't look too white or shiny, as this would make them stand out from the others and reveal the patchwork.

Sobre la cerámica la verdad es un lio encontrar de estos modelos pues son pisos antiguos, asi que la solución fue fotografiar un cuadro de estos y mandarlos a hacer en un lugar especifico para imitar los patrones del diseño.

Hay que aclarar que son baldosas totalmente nuevas, y tienen aspecto antiguas, y la idea es esa, que no se vean tan blancas ni relucientes, pues destacarían mucho sobre las otras haciendo visible el remiendo.

Well, I honestly had no idea that this existed in workshops dedicated to ceramics, so you learn something new every day, and it's worth sharing the experience in case you find yourself in a similar situation where you can't find old tiles for your current repair job.

P.S.: The ceramic tile in the photo is not glued with cement; it is loose. It is only a reference for where they go, since I had to cut it with a angle grinder to fit it into its section.

Note 2: If you run out of black broom holders, you can cut the same ceramic tile into small sections, install them on the wall, and paint them black.

Bueno, la verdad no tenia idea que existía esto en talleres dedicados a ceramicas, asi que cosas nuevas se aprende todos los dias y no esta demas remitir la experiencia, por si te pasa un caso similar de que no encuentres baldosas antiguas  para tu reparación actual.

Posdata: la ceramica en la foto no esta pegada con cemento, esta suelta, solo es la referencia de donde van puestas, ya que tocaba recortar con pulidora para encajarla en su seccion.

Nota 2: si te quedas sin guarda escobas de color negro, puedes recortar con la misma ceramica en secciones pequeñas e instalarlas en la pared y pintarlas de negro.

Regarding the culprit, I found it very strange that, just a few days after the structural damage occurred, the municipality happened to be checking water meters and issuing orders to replace them with brand new ones.
(After they cut off the water supply and abruptly restored service, the damage occurred).

Sobre el culpable, la verdad se me hizo totalmente extraño que a los pocos días del daño estructural, el municipio casualmente estaba revisando contadores de agua y expidiendo ordenes de reemplazar estos por unos totalmente nuevos. 
(luego de que cortaron el agua y abruptamente al reestablecer el servicio los daños ocurrieron). 

Without further objection, the old water meter was removed and a brand new one was installed.

Sin mas a objetar se quito el contador de agua antiguo y se puso uno totalmente nuevo.

I would add that this casual service is not free; obviously, they charge for the installation and the new item, but even though they know that the city council is to blame, the truth is that they don't care about taking responsibility for what happened.

Añado que este casual servicio no es gratis, obvio que ellos cobran la instalación y el objeto nuevo, pero aun sabiendo que la culpa es de la alcaldía, la verdad a estos ni les importa asumir responsabilidades en el hecho.

Coincidentally, the tenant on the first floor's lease expired at the end of the year, so the apartment is now vacant and ready for renovations.

Por coincidencia el inquilino del primer piso se le termino el año del contrato de arrendamiento, asi que la vivienda ya esta libre y desocupada para hacer las remodelaciones

The logical thing to do is to repaint the entire house before handing it over to the next tenants, so paint was purchased. These are 5-gallon buckets (which hold approximately 19 liters of paint per bucket).

Lo lógico es pintar toda la casa de nuevo para entregarla a los proximos inquilinos, asi que se compro pinturas, estas son baldes de 5 galones (que son mas o menos 19 litros de pintura por cada balde) 

Once the affected wall was repaired, “I left this part unpainted to remind myself where the pipe goes through the ceiling and took a photo,” then I proceeded to paint the missing part, as it is always good to have a record in case something similar happens, to find the place more easily.

Una vez reparada la pared afectada, "deje esta parte sin pintar para acordarme donde va la tubería por el techo y fotografié", luego procedí a pintar la parte faltante, ya que no esta demás tener registro por si pasa algo similar, encontrar el lugar mas fácilmente.

That said, both the walls and ceilings of the rooms were painted the same color throughout the house, in order to harmonize everything and avoid highlighting only the section that was repaired.

Dicho esto tanto paredes de habitaciones y el techo se pintaron del mismo tono en toda la casa, para así armonizar todo y no se note recortado solo la sección que se reparo.

So, having said that, the precautions mentioned regarding the pipe were precisely in case the new meter malfunctioned or let pressure through and damaged the new repair, so that we would have proof that the repair was done flawlessly and that if anything happened, the municipality would be liable for the damage.

Asi que dicho esto, las precauciones de la tuberia que se menciono fue precisamente por si el nuevo contador presentaba una falla o dejaba pasar presión y despegaba el arreglo nuevo, tener pruebas de que la reparación se hizo impecable y que si llega a pasar algo, el municipio responda por sus daños. 

This time, due to an emergency, I had to use HIVE, and thanks to the platform, I was able to deal with unexpected expenses such as paying for paint, the plumber, and part of the new water meter.

Esta vez y la verdad por motivos de emergencia debi usar los HIVE, y gracias a la plataforma pude lidiar con gastos de imprevisto como son pago de pintura, plomero y pago parcial del nuevo contador de agua.
